Rental Rules and Regulations for Dunedin Bungalow

 

 

SECURITY/DAMAGE DEPOSIT

1.        A security deposit of $200 (for weekends) or $500 (for week long, 3 days or more) is required to hold your reservation.  Once received, your dates are officially reserved.

2.        Upon your arrival, the security deposit converts to a damage deposit.  If the following provisions are met, your deposit will be mailed to you within 14 days of your departure.

a.        No damage is done to the home or its contents.

b.       The home is not left dirty and all trash is put outside in the garbage can provided.

c.        No linens are missing.

d.       No property of any kind is missing.

e.        VCR tapes, DVDs, books & games are not missing and returned to their cabinets.

f.        No early check-in or late check-out unless approved in advance by owner.

PAYMENT

3.        We accept payment by personal check, money order, or bank check.

4.        Payment in full must be received 30 days before arrival.

5.        If you cancel less than 30 days before check-in, you will forfeit your entire security deposit of $200 for weekends or $500 for 3 days or more stays.

6.        If you cancel your reservation 30 days or more before check-in all money is returned.

RENTAL AGREEMENT

7.        Upon receiving your security deposit and a signed and dated copy of the Rental Contract and Rules and Regulations, a receipt and rental confirmation will be mailed to you.

8.        Once we receive full payment for your reservation, we will mail you a welcome package that includes travel directions to Dunedin Bungalow and home access information.

GENERAL HOUSECLEANING

9.        When you arrive, the home should be clean and set-up with linens;  bed sheets, bath towels, hand towels, and washcloths.  If the home does not have something you were expecting, please contact us immediately at 1-727-712-2236.  We will do our very best to correct the situation promptly.

10.     All pillow shams should be removed before using the pillow.  All pillows have pillow cases under the shams.

11.     You may wish to bring along additional items that we do not supply such as personal hygiene items, a high chair and a portable crib.

12.     Check-out procedure: Prior to check-out, all trash should be brought out to the trash bins provided.  Beds should be left unmade.  Sheets and pillowcases left on.  All windows should be closed.  All doors should be locked and the house keys should be returned to owner.

13.     We will not be liable or responsible for personal items left behind, lost or stolen.

14.     If you leave an item after checking out and wish to have it returned, call us as soon as possible and we will make arrangements for shipment.

ADDITIONAL TERMS AND CONDITIONS

15.     You must be age 25 or older to rent this home.  A copy of your driver’s license is required for proof.  You should black out your social security number.  We need only your name and birthday.

16.     Dunedin Bungalow has a maximum of 6 guests.  Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction.

17.     House parties are strictly prohibited and grounds for immediate eviction.

18.     This is a pet-free and non-smoking home.  Smoking is allowed outdoors.  Any violation of this policy will incur a $50.00 fine and if additional cleaning is necessary to remove smoke or pet odors from the house and/or linens, costs will be subtracted from your deposit.

19.     The fireplaces and candles in them are for decorative purposes only.  The fireplaces are not functional.  Any open fires in either fireplace is strictly prohibited.  Any violation of this condition will result in a $100.00 fine and any costs incurred due to damage and/or clean up will be paid by you.

20.     If a personal check is returned to us for non-sufficient funds, you will be responsible for the amount of the check as well as any additional NSF fees levied by the bank.

21.     Until confirmed, rates, terms and conditions are subject to change without notice.

INDEMNITY

By signing this agreement, you understand and agree that the property owner is to be held free and harmless from all liability and claims for injury of any kind to any person (including you, your family and/or guests) or for property damage of any kind whatsoever from any causes whatsoever while in, upon or connected with the premises in any way during the term of this agreement or during any extension of this agreement.

 

I HAVE READ AND UNDERSTAND THE RULES AND REGULATIONS.  I CERTIFY THAT I AM AT LEAST 25 YEARS OF AGE AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER MY NAME.  I ACCEPT FULL RESPONSIBILITY FOR DAMAGES OR EXTRA CLEANING CHARGES, SHOULD THEY BE DISCOVERED DURING OR AFTER DEPARTURE.
