RENTAL / LEASE AGREEMENT

 3 bedrooms, 2 bathrooms, 2 Full Beds, 1 Queen bed, Sleeps 1-6 occupants.

 

RENTAL AMOUNT:  Commencing (check-in) ____,____ 2006 @ 4:00 pm.

Tenant agrees to pay Landlord the sum of $500.00 upfront to reserve the rental dates.  The remainder of $_____.00  is due no later than ____,____ 2006. Tenant shall deliver said rental payment to Landlord. In the event that the tenant cancels and does so before ____,____ 2006 all money is returned.  After that date the $500 deposit is forfeited.

CHECK-IN TIME:  4:00 pm     CHECK-OUT TIME:  11:00 am


Rent must be actually received by Landlord in order to be considered in compliance with the terms of this agreement.

TERM: Premises are on a Lease tenancy ending (check-out) ____,____ 2006 @ 11:00 am.


DEPOSITS: Tenant shall pay the Landlord the required Security Deposit, which may or may not be refundable. To qualify as a Refundable Deposit the premises must be left in the same condition as when Tenant checked in.  Upon arrival, if there is anything questionable regarding the condition of the property or its contents, which may interfere with your Deposit being refunded, you must inform the Landlord immediately by calling 1-727-712-2236 or 1-727-455-2645 so it can be addressed promptly. If doing a walk through with the landlord, conditions must be addressed at that time.

 

 

 

 

 

 

 

 

 

Within 14 days of the Tenant vacating the premises, Landlord shall furnish Tenant a written statement indicating any amounts deducted, as permitted by law, and returning the balance to the Tenant.

INITIAL PAYMENT: Tenant shall pay, in the form of guaranteed funds, and prior to occupancy the following:

OCCUPANTS: The premises shall not be occupied by more than 6 persons.


PARKING: Adequate off street parking is available for up to 3 automobiles.  The Tenant may use this space exclusively for the parking of passenger automobiles. Tenant may not wash, repair, or paint in this space. Garage is not for use by tenants unless provisions are made in writing by the landlord.

PETS: No dog, cat, bird, fish or other pet or animal of any kind may be kept on or about the premises.  The landlord is highly allergic to pet dander.

 

SMOKING:  Smoking is allowed outdoors only.


POSSESSION:  If premises cannot be delivered to Tenant on the agreed date due to loss, total or partial destruction of the premises, Landlord may terminate this agreement upon written notice to Tenant. It is acknowledged that either party shall have no liability to each other except that all sums paid to Landlord will be immediately refunded to Tenant.

ADDITIONAL TERMS:

Please lock both the front and back doors before leaving.

 

The telephone is provided for local usage and in the event of an emergency (911).  For long distance calls we suggest the use of calling cards or cell phones.

ENTIRE AGREEMENT: This Agreement along with the Rules and Regulations contain the entire contract of the parties, and there are no other promises or conditions in any other agreement whether oral or written. The Agreement may be modified or amended in writing, if it is signed by the party obligated under the amendment. Tenant acknowledges that Tenant has read and understood this agreement and has been furnished a duplicate original.
